All properties we represent are privately-owned, waterfront properties or timeshare condos. They are only suitable for rental by small family groups for vacation purposes. Due to wear & tear and septic systems, they are not suitable for large family reunions, weddings, or any other kind of group function. Each listing provides a maximum number of people allowed on the property both at night and in the day. This must be strictly adhered to at all times. Failure to do so, may be considered a breach of contract. Depending on the mix of your property (i.e. number of adults to children) it may be possible to accommodate a larger number, however, only with the owner's prior consent.
The success of your vacation depends to a large extent on choosing a cottage property that suits your own particular vacation requirements, so please read the descriptions carefully. In general, the rents reflect the standard offered. If you don't have a need to be on the larger, more popular lakes (Rosseau, Muskoka, Joseph & Lake of Bays), you may be able to rent a much nicer property, for less money, on a smaller lake. A cottage property listed at $1100 a week on, say, Lake Rosseau, would be considered a "below-average", very basic cottage, whereas $1100 on a smaller lake could be of much better quality.
Most properties are direct lakefront where exclusive use of the lake frontage is provided. A few cottages are riverfront, or have indirect access to the waterfront (e.g. across the road, or shared). When this is the case, it will be clearly stated in the listing description.
Unless otherwise stated, all vacation properties listed have been viewed at the time of the initial registration. At this time, we prepare a detailed listing description pointing out both positive and negative aspects of a property. The description is continually updated as we get feedback from renters. In addition, all descriptions are checked annually with the owners in case alterations have been made to the cottage.
Photos and movie clips are accurate only at time taken. Videotapes and dvds are also available which show more details of a cottage property, both inside and out. Again they are only accurate at the time taken. These are up-dated every few years or as changes are made at each cottage. See separate menu section entitled, "Videotapes", for details on how to view these.
